What tends to be broken
Four problems you will recognise
If none of these sound familiar, this probably is not the page for you, and the other two are linked at the bottom.
Speed is the whole product
An enquiry answered in ten minutes and an enquiry answered tomorrow are different businesses. Most enquiries die of silence rather than price.
The same property comes back every eleven months
Tenancies end. The landlord you placed last year is a lead again, and the history of what they wanted last time is worth more than a cold call.
Volume makes duplicates worse
At sale volumes a duplicate is annoying. At rental volumes it is two agents calling the same tenant about the same flat, twice a week.
Nobody knows who is actually working
With a team of callers on shifts, leads handed to whoever is nominally assigned means leads handed to people who left at four.
What BluPlots does about it
The specific answer to each
Routed on arrival, to somebody on shift
A website enquiry is assigned in under a second to a telecaller who is punched in right now, balanced by how many they already hold today.
Stage clocks that will not let it go quiet
An enquiry not contacted within three days is not 'in progress', it is stalled. It returns to the admin queue saying so.
One record per person, across years
The landlord from last season is the same record, with what they asked for last time still attached.
Attendance that means something
Punch in with a geo-fence, and that punch is what puts you in the routing pool. The roster and the workload are the same fact.
A day of it
What that looks like in practice
- 1
09:05
Three callers punch in. The routing panel shows who is on shift and how many leads are waiting.
- 2
09:40
Six enquiries arrive from the website overnight and are handed out, balanced by area and load.
- 3
14:00
A caller logs an outcome and a callback for Thursday. It will appear on Thursday.
- 4
18:30
Anyone still punched in is closed out by the evening sweep, and the record says the system did it.
Where it stops. BluPlots does not collect rent or manage maintenance tickets after a tenancy starts. It takes you to the signed agreement; property management after that is a different job and wants a different tool.
