Site visits that convert

The visit is the most expensive thing you do for a lead. Most of its value is decided before anybody gets in the car.

A site visit costs an agent half a day. It is the single most expensive act of attention in the whole pipeline, and it is routinely arranged on a WhatsApp message with no preparation and no record of what happened afterwards.

Before

Two questions decide whether a visit is worth making.

Is this the right property for this buyer? Not the closest one, and not the one you most want to move. If the brief says three bedrooms in Rajbagh under a crore and you are showing a four-bedroom in Nishat at 1.4, you are not showing a property, you are testing a hypothesis. That is sometimes right — but say so, and say why.

Is the buyer actually able to proceed? Budget confirmed, loan position known, decision-maker present. A visit with the wrong family member is a visit you will repeat.

During

Take notes on the property, not just on the mood. "They liked it" is worthless in a fortnight. "Wanted the second bedroom bigger; asked twice about the water supply; father not present" is a brief for the next conversation.

After

The feedback belongs on the record within the hour, while it is still specific. BluPlots attaches visit feedback to the lead and to the property, which means two things become visible over time:

The day after a visit is when a buyer is most persuadable and least often contacted. Book the next contact before you leave the property, put it in the system, and let the reminder do the remembering.
